A demolition permit to clear the site where the 70-story 1428 Brickell is essentially approved.

Developer Ytech has also opened a new $20m “experiential” sales gallery.

Miami Building Department records show that a total demolition permit for the 1428 Brickell property has passed review of nearly every discipline. All that appears to remain is providing an FPL disconnect letter for the old building.

A permit for vertical construction of the new tower was applied for in March and remains in process.

The “museum inspired” sales gallery opened this month at Nolan House, a historic mansion at 1548 Brickell Avenue, overlooking Royal Poinciana and Orange Geiger trees which are also historically protected.

Nolan House was built with a neoclassical design in 1926. It was built by banker George E. Nolan at a cost of $28,000, and formed part of what was then Miami’s first Millionaire’s Row.

The ground floor of the new sales gallery includes a suspended model of the city of Miami, a 180-degree cinema room, interactive displays, and a scale model of the building.

The second floor includes a realistic interpretation of what homes at the new tower will look like.
