Ytech Secures $565 Million in Construction Financing for The Residences at 1428 Brickell

Ytech, led by CEO Yamal Yidios, has secured $565 million in construction financing for The Residences at 1428 Brickell, a 70-story luxury condominium tower designed by Arquitectonica, currently under construction in Miami’s Brickell neighborhood. J.P. Morgan is serving as the senior lender, with Sculptor Real Estate as the junior lender. Melissa Rose and Brian Gaswirth of JLL Capital Markets represented Ytech in arranging the financing.

The funding represents one of the largest residential project loans in the United States in 2025 and supports continued progress on the tower, which is more than 60 percent sold. Designed as the world’s first residential high-rise partially powered by solar energy, the project has drawn significant attention within the national luxury real estate market.

The development will feature 195 residences ranging from 1,800 to 4,000 square feet, priced between $4.4 million and $10 million. Select units span two stories, while the Lower Penthouse Collection includes homes between 4,000 and 7,000 square feet, priced from $10 million to $20 million. Two upper penthouses will crown the tower, each valued at $60 million. All residences are fully finished with Italian Arclinea kitchens, Rimadesio glass partitions, and OptiGray® glass glazing. Ceiling heights start at 11 feet, with solid concrete demising walls for enhanced privacy.

Greenberg Traurig attorneys Kimberly LeCompete and Eric Fisher, along with Stuart Kapp of Kapp Morrison, represented Ytech in the financing transaction. J.P. Morgan was represented by Noam Haberman of Gibson Dunn, and Sculptor Real Estate was represented by Ilya Leyvi of Adler & Stachenfeld.

Amenities will span over 80,000 square feet across the upper levels of the tower, approximately 850 feet above ground. These include three pools, a 10,000-square-foot fitness center with indoor and outdoor yoga areas, a spa with aquatic therapy, and social spaces, such as a wine-and-art lounge and a private dining room. Residents will also have access to office suites and guest residences. ACPV ARCHITECTS is handling interior design, and landscape architecture is designed by ArquitectonicaGEO.

Services are designed to mirror the operations of a private estate, with an on-site estate manager overseeing daily needs and a wellness concierge offering personalized programs. A gated porte cochère provides 24-hour valet and security access.

Located along Brickell Avenue, The Residences at 1428 Brickell continues to rise within Miami’s urban core, joining a growing list of high-end residential projects reshaping the city’s skyline.
